The checklist

What does a free roof inspection include?

A real inspection looks at the whole roof system, not just the spot you are worried about. Here is what we check on every Houston-area home, and what you get to keep afterward.

Shingle condition

Missing, lifted, creased, or cracked shingles; granule loss; curling from heat; and any hail or wind marks, slope by slope.

Flashing and penetrations

Pipe boots, chimney and wall flashing, skylights, and exhaust vents, which are the details where most leaks start.

Valleys, ridges and edges

Valley wear, cracked ridge caps, drip edge, and the first course of shingles along the eaves.

Ventilation

Soffit intake and ridge or box exhaust. An attic that cannot breathe shortens shingle life in Houston heat. More in our attic ventilation guide.

Gutters and drainage

Where water goes once it leaves the roof, including backed-up gutters that push water under the shingles.

Attic, when it applies

Stains, damp or dark decking, and daylight around pipes, which connect what you see inside to the cause on the roof.

How long does a roof inspection take, and do I need to be home?

Most residential inspections take about 30 to 60 minutes, depending on the size and pitch of the roof and whether we look in the attic or fly the drone. For an exterior-only inspection you do not have to be home, as long as gates are unlocked and we have your permission. Why is the inspection free, and what's the catch?

There is no catch. Inspections are how homeowners get to know us, and many of them call us back years later when they need a repair or a new roof. You get an honest read on your roof with no obligation to buy anything. If the roof is in good shape, we tell you that. If a small repair will do, we quote the small repair; our roof repair page explains the most common ones. If replacement is the smarter long-term move, we explain why and show you the photos that support it, then you decide on your own schedule.

Is the roof inspection really free?

Yes. The inspection is free and there is no obligation. You receive documented findings, photos, and honest recommendations, and you decide the next step at your own pace.

Do I need to be home for the inspection?

Not for an exterior-only inspection, as long as we have your permission and access through any gates. If you want the attic checked or would like to discuss the findings in person, being home is best.
