This checklist is how we think through that middle ground with families across Spring and north Houston, so you can run the same logic on your own roof.

Why is a 15 to 25-year-old roof the hardest to decide on?

Because it could go either way. In our experience, a well-installed architectural roof in Houston heat usually has a working life somewhere around 20 to 25 years, and 3-tab roofs less. A roof in this window may have plenty of useful years left, or it may be one hot summer from brittle. Many neighborhoods built in the early 2000s are reaching this age at the same time, which is why so many homeowners are asking the question at once.

Age also changes the insurance picture. The Texas Department of Insurance notes that insurers do not cover roofs just because of age or wear, that they may pay less on older roofs, and that coverage terms can change at renewal as a roof gets older. That is worth a call to your agent before you decide.

How do I compare a repair bill with the cost of a new roof?

Think in cost per year, not the total. For reference, typical repairs in our preliminary ranges run about $450 to $1,900, with bigger jobs above that, while a full asphalt replacement in the Houston area runs about $375 to $650 per roofing square. Which repairs make sense on an older roof?

  • Replacing cracked rubber boots around plumbing vents
  • Resealing or replacing flashing at walls, chimneys and skylights
  • Replacing a small group of wind-damaged shingles when matching ones exist
  • Resetting loose ridge caps
  • Correcting a single ventilation problem, such as a blocked soffit vent

These fixes target the places leaks actually start, and on a roof with good shingles they can add real life.

When does repairing an old roof stop making sense?

Watch for these turning points. Shingles that crack when a roofer lifts them to slip in a replacement, so each repair damages its neighbors. Leaks that move around the roof. Soft decking, which means water has been getting in for a while. A second layer of shingles, which the residential code says cannot be covered again with a third (IRC R908.3.1). Should I replace my roof before selling my house?

It depends on your market and your roof. A buyer's inspector will note an aging roof, and the buyer's insurer will look at it too, so an old roof can come up in negotiations. Sometimes a documented repair and a clear inspection report are enough. Sometimes a replacement makes the listing simpler. How does insurance fit into the decision?

If a storm caused the damage, get it documented before you repair, because it may be part of a claim. If the problem is wear and age, insurance generally will not pay, and filing for it is not a good idea. Can I put new shingles over my old roof to save money?

Code allows one recover in limited cases, never over two existing layers. We generally recommend a full tear-off because it is the only way to see and fix the decking before new shingles go on.

How long will a repair last on a 20-year-old roof?

It depends on the condition of the surrounding shingles. On a roof that is still flexible and sealed, a well-done repair can last years. On a brittle roof, expect less, and ask your roofer to say so plainly.

Can I spread out the cost of a replacement?
